How much it costs to evict a tenant in Philadelphia PA

It depends on whether you do it yourself, or if you hire someone to represent you and handle the eviction for you. If you do it yourself, you're looking at the following charges

1. Buy Pennsylvania eviction notice forms ($10-30)

2. Court fees (budget about $75)

2. Contractors/handymen/movers to change the locks, remove any abandoned personal property (could cost anywhere from $75 to $750)

And of course you'll have to make some repairs, clean up the property, get it ready for the next tenants, etc.

If you hire an eviction specialist, I would expect to pay them between $500-1,000, and an eviction attorney costs even more.

Basically the whole eviction process is a nightmare, which is why it's so critical to rigorously screen your tenants. If you need them, here's a site that offers Pennsylvania eviction notice forms, and if you're up to the challenge I would strongly recommend you try to do the eviction yourself without hiring an eviction specialist.

Best of luck!

As Bones advises, you have to start the legal process now. Just telling someone to move out of your apartment does not work if the renter choses to ignore it. They can ignore you but they can't ignore an eviction notice. Be patient and follow the law. This is why I no longer own rent property.
