How much time do I have to give my tenants if I want to do maintenance on the house I am renting out. I would rather not disturb them if I don't have to but I do want to keep up a schedule of regular maintenance on the property to keep it up.

To do regular maintance on a rental unit it is all on how the lease is written up as a rule of thumb you should give them about 7 days inadvance notice of you dowing any repairs unless it's all out side repair. If it is routeine work work outside repairs the all you have to give them is 24 hours advance notice same as the right of inspections and do it in wrighting so no misunder standings between all involved. That way you are safe. As laws in Ohio are subject to change as with the ORC does.

As you may want to have it written your lease agreement so it is part of the record as that way you cover your self and the tenants so as they know you will take care of the required maintance so as they don't have to do it. If it is written into the contract that way you have no misunder standings like he said she said. That is also for your protection and they know it before the sign the lease.

A 24 hour notice stating the reason, dates and times needed for repairs, what repairs will be done and the exact times you'll be in the house, apt, etc. Make a copy for yourself, one for them and one for legal reasons.
