How to get a Mortgage

How can I get a mortage to buy a house when I don't have good credit? I'm tired of renting. I keep seeing low rates and that it is a buyer's market. I was victim to a ridiculously high rate before and had to sell my former home over a year ago. I also don't have a lot of money to put a substantial down payment either. Thanks.

First things first, straighten out your credit. Go to the government mandated web site and pull all 3 credit bureau reports at www.annualcreditreport.com, look them over and dispute anything that looks innacurate or outdated by writing letters to the each bureau directly. While you're correcting your reports search out realtors who work with property owners willing to sell on a land contract or lease with an option to buy. In the current lending climate you are going to be hard pressed to find a lender willing to work with you unless your credit scores are above 620 and you have savings for a down payment. You have some work in front of you but if you're diligent you can find yourself another home.

Does the website above give me the same information that the mortgage companies receive? I hear they are different. Also, I may have fallen victim to a phising scam and gave out my SSN thinking it was the bank. Any ideas on what to do about this? Thanks.

A bad credit mortgage isn't hard to get, but unless you shop around or take some professional advice, you may not get the best deal. Some lenders can charge high interest rates for a bad credit mortgage, or attach severe restrictions and penalties. If you need a mortgage and you already have financial problems, you need to make sure that you do your research and speak to the experts in your locality to ensure you get the best product for your needs.

I know all about them. I've been victim to them before. They charge high percentage rages, will only give you a 2-5 year fixed, make you jump hoops to get them and then once you sign on the dotted line, they immediately sell it to the bad company you just got away from. GMAC is one of them and their "bad credit" bogus branch is Paramount funding.
