Try talking to an attorney about chapter 13 bankruptcy. It will cost around $1500.00 with an honest attorney. Make sure you check with the B.B.B. to make sure they are not a scam. Don't fall for one of those online scams about paying them to re-negotiate your mortgage, You can do this your self with the mortage co. and not have to pay someone money you don't have. Also talk to h.u.d., this is a Goverment service and goverment loan money. They might be able to get you a loan wit a lower interest rate. I have also found that the local Libary has lots of books on this that can give you some guidence. I hope this gives some kind of a path to start down and wish you the best of luck. One more thing, I have heard that the mortgage co. won't work with you untill you are three payments behind. Do what you can before you get that far but that is something I was told. I will be one payment behind in a week so I am on the same journey you are.

Contact the Pennsylvania Housing Finance Agency to learn about the Homeowners’ Emergency Mortgage Assistance Program (HEMAP) available to certain Pennsylvania residents. Also get in touch with the U.S. Department of Housing and Urban Development (HUD) to find out about federal programs that may help.

If you can't get help from these agencies, ask them to recommend an attorney. If you can't afford the mortgage payments, the foreclosure probably can't be prevented, but an attorney can probably help to delay it. Good luck and and be proactive. Make the calls - to your lender, to all the housing agencies, to your elected representatives constituent service offices (mayor, council member, Senator, House of Representative, to housing agencies). Stay strong, stay proactive, and remember, it is ok to need help, especially in these times.

Most lender prefer to start working with you before you fall behind. Call you lender now! There is little to be gained by waiting to be 3 months behind for you or for the lender. Also, some programs are not available if you are more than 30 days behind, so please, don't wait!

Your first foray should be with your lender. Determine whether the lender is willing to work with you to either reduce your interest rate or offer some other accomodation.

Bankruptcy is an option depending on the State of your residence.  However, lenders can move for relief from the automatic stay and continue with a foreclosure in progress at the time you file.

You could also try and sell the proeprty, but this is not a quick proposition.

Depending on your house, you might seek to rent a portion if only to get extra revenue to pay your monthly debt.
