When  it start leaking

Besides the leaking business, age is a good indicator. Location of the house and amount of shade are modifying factors as well as the underlayment and ventilation of the roof.

The appearance is also very useful. Shown below is a roof that should have been replaced last year.

Pay attention to the irregularities of the shape of each tab, the irregularity of the tab edge, the loss of granularity. Another sign, not so much of age, but of failure is the presence of linear cracks. These can occur horizontally, vertically, or on a diagonal. In warm weather, the worn out shingle will also be quite brittle.
